BBC1: A story of active asset management led by WOOD Real Estate

The BBC1 office building, located in one of Bratislava’s most dynamic areas – Mlynské Nivy, has been part of the WOOD Real Estate portfolio since 2021. During this period, it underwent significant changes that transformed it into a high-quality investment asset. It has recently transitioned into the ownership of a new owner, Amigal Group SK.

The building was perceived from the outset as an asset with high potential. WOOD Real Estate leveraged its experience from similar office projects, which made it possible to implement efficient processes, systematic asset and property management, and establish a comprehensive strategy.

“Success in an office building is not based solely on numbers, but equally on the people who use it daily and those who take care of it. That is why our approach to BBC1 was strongly tenant-oriented from the very beginning. Active communication, a thorough understanding of tenant needs, and flexible solutions became a natural part of the building’s daily management. Whenever tenants faced change — whether they needed to optimize space, adjust layouts, or respond to team growth or downsizing — we consistently sought solutions that enabled them to remain in the building,” adds Katarína Cihová, Leasing Director at WOOD Real Estate.

The building was managed comprehensively, from both interior and exterior perspectives. Although BBC1 is one of the older office buildings in Bratislava, the objective was to gradually elevate it to a level that reflects current market expectations while preserving its functionality and character. This process included the addition of modern elements such as outdoor seating, relaxation zones, shading features, and smaller interventions that enhanced tenant comfort and everyday life in the building. Significant attention was also given to revitalizing green areas, which had strong potential but had long remained underutilized. After appointing a suitable facility manager, these areas were upgraded, transforming the outdoor spaces into an active part of the building’s daily use and encouraging tenants to make regular use of them.

“The goal was not to manage an office building purely from a technical and operational perspective, but to systematically create a high-quality and functional working environment where tenants feel comfortable, receive excellent value for money, and have strong reasons to stay long term,” says Miroslav Hilčík, Director at WOOD & Company.

When defining the long-term strategy, alternative future-use scenarios were also considered. Among these was the potential conversion of the building into residential use, which included participation in the zoning plan amendment process in the Mlynské Nivy area. After thorough evaluation of multiple factors, further development of BBC1 as an office building proved to be the most appropriate and sustainable long-term solution. This decision was later confirmed in practice.

To better understand the building’s operation and needs, the leasing and project management team of WOOD Real Estate temporarily relocated directly into the BBC1 premises. This step enabled a more detailed identification of the building’s strengths as well as areas with potential for further development, allowing for a flexible and responsive approach.

A key milestone in the project’s development was the introduction of the FlexiSpace concept. Smaller office units quickly gained strong market traction, which led to the gradual expansion of the concept to three flexible floors. This helped attract smaller and growing tenants, increasing both the diversity and dynamism of the building’s occupiers.

Along with the growing number of people in the building, WOOD Real Estate strategically expanded the service mix to reflect real tenant needs, adding food and beverage outlets, a hair salon, fitness facilities, and a physiotherapy clinic. BBC1 thus developed its own daily rhythm. This approach not only enhanced the building’s attractiveness but also ensured a long-term occupancy rate of approximately 90%. Several tenants repeatedly expanded their premises, in some cases occupying entire floors, confirming the strength of tenant relationships and the effectiveness of the selected management model.

The successful sale of the BBC1 office building represents the outcome of several years of systematic work and is a clear example of how active asset management can sustainably increase an asset’s value over time. The company’s objective remains to create functional, high-quality, and sustainable spaces that deliver value to both tenants and investors.
