Companies need spaces that can adapt to their growth and changes. That’s why in all our buildings across the markets where we operate, we offer variable layouts, modular furnishings, and multipurpose zones.
In our Prague buildings The Greenline and Green Point, we are expanding the FlexiSpace concept, which has already gained great popularity and steady demand in our projects in Bratislava. Our other coworking concept, ZONE, is also currently reporting 100% occupancy.
The growing demand we are seeing in the flexible office segment is also confirmed by figures from a Cushman & Wakefield report. It states that in the second quarter of 2025, coworking spaces in Prague already accounted for roughly 3.5% of the total office area (compared to less than 1% ten years ago), and their share continues to rise. As early as 2019, nearly 25,000 m² were added, and this year another 15,000 m² of new flexible spaces are expected.
Another trend is supported by compelling figures. A 2023 study by Ethical Property shows that incorporating biophilic elements increases focus and productivity by 15% and reduces sick days by up to 23%. More generally, it can be said that natural light, greenery, and natural materials enhance concentration and reduce stress.
In our buildings, these elements are naturally an integral part of the working environment – whether it’s the already mentioned ZONE in the BBC5 building in Bratislava or the biophilic wall at The Greenline in Prague. Nature as part of the workplace is becoming increasingly present, both inside the buildings themselves and on their rooftops or in the surrounding areas. And there we’re talking about hundreds of diligent tenants – beehives that not only contribute to biodiversity but whose honey also brings joy throughout the year. The different varieties of honey are a welcome gift at events in Aupark Tower, Lakeside Park, or The Greenline.
Another standard in modern offices is the inclusion of relaxation zones, spaces with good acoustics, and ergonomic equipment. Height-adjustable desks, areas that feel more like a living room than a traditional office, soundproof booths, and acoustic panels – all of these can be found in our buildings across Prague, Bratislava, and Warsaw.
For example, the development of acoustic mobile meeting rooms is progressing rapidly and they are becoming very popular. In addition to an autonomous ventilation system, it is now common to have sound and lighting based on natural daylight, complemented by ambient lighting. Recently, we installed six of these rooms for our new tenant, OTE, in our Prague building, The Greenline.
Among the exemplary examples of our modern offices that emphasize both physical and mental wellbeing are BBC5 in Bratislava and, for instance, Concept Tower in Warsaw. A special reading and relaxation zone with a shared library can be found at Lakeside Park.

Hardly anything boosts energy for work more than sports, and here too our offerings for tenants are very extensive. Twice a week, we organize a yoga class for all interested employees in The Greenline building, completely free of charge. Diverse activities are offered by the WellBe Club at Lakeside Park, Form Factory in BBC5, the large fitness center at Hadovka Office Park, and a new fitness zone is also being created in the aforementioned The Greenline. Employees of our tenants – and in many cases the general public – actively participate in sports, whether during lunch breaks or to start or end their workday with movement.
Another trend influencing offices is related to the company’s brand itself, including corporate identity and values. The office thus becomes a showcase for the company and strengthens both employee motivation and loyalty.
Through tailor-made fit-outs, we help tenants imprint their identity into every detail – from colors to functional solutions. This can include furniture in corporate colors or very unique elements. One example is the wall at the reception of a new tenant in Prague’s Green Point, made from computer components. Even upon entering the office, visitors immediately understand what the company is all about.
