The 7R Park Lavičky logistics park, developed in cooperation with our development partner 7R, has secured a key tenant. GXO, a global provider of contract logistics, has leased the entire planned building with a total area of nearly 26,000 sqm. At the site located along the D1 motorway between Prague and Brno, GXO will operate a modern distribution centre providing logistics services for L’Oréal.
The modern logistics centre in Lavičky will be developed by 7R, a development partner of WOOD Real Estate, under a long-term build-to-suit lease tailored to the needs of the new tenant, GXO. GXO is the world’s largest pure-play contract logistics provider, employing approximately 150,000 people across more than 1,000 logistics sites with a total area exceeding 18.5 million sqm. The company delivers advanced technological solutions in supply chain management and e-commerce to leading global brands, helping them efficiently manage complex logistics operations. In 2026, GXO was included in the Fortune World’s Most Admired Companies ranking. For GXO, 7R Park Lavičky will be another logistics centre in the CEE region, serving one of the world’s best-known cosmetics brands, L’Oréal.
The 7R Park Lavičky logistics park, with a planned area of nearly 26,000 sqm, was added to the WOOD Real Estate portfolio in Q1 2025. The real estate team is also cooperating with developer 7R on another of a total of four logistics projects.
“We are pleased to see all elements of the project come together exactly as intended. The agreement with GXO is the result of excellent cooperation between the tenant, the developer and our team throughout the project preparation phase,” says Jan Jandík, Investment Manager for logistics projects at WOOD Real Estate.

A key advantage of 7R Park Lavičky is its strategic location directly on the D1 motorway between Prague and Brno, enabling fast distribution to most regions of the Czech Republic. The location near Jihlava and Velké Meziříčí also provides good access to a qualified workforce.
The project includes the construction of a new roundabout and a bus stop, improving both accessibility and traffic safety. With a strong focus on sustainability, energy efficiency and high technical standards, 7R Park Lavičky aims to achieve BREEAM certification at the Excellent level. The project will incorporate modern energy-efficient solutions, including intelligently controlled LED lighting and photovoltaic installations. Construction is progressing on schedule and at full pace, with completion planned for Q1 2027.
