The office market has been evolving in recent years alongside the changing needs of businesses. Beyond location and building quality, flexibility is playing an increasingly important role – the ability to lease space for a shorter period, adjust its size to suit current needs, or start with an office of just a few dozen square metres and gradually grow. At WOOD Real Estate, we are seeing this shift firsthand and responding by expanding our FlexiSpace concept across our Czech and Slovak portfolios.
An office no longer needs to be a fixed space that a company leases for many years in advance. Increasingly, it functions more like a set of building blocks that can be expanded, scaled down or reconfigured to meet current needs. This shift is also supported by CBRE data, which shows that European companies aim to increase the share of flexible space in their office portfolios to almost a third by 2027. The main drivers are greater freedom in planning and the ability to avoid overly long lease commitments.
Flexibility plays an even more significant role for smaller, newly established or rapidly growing businesses. A startup, for example, may grow from five to fifteen people within a few months. An international company entering a new market may not know in advance how large its local team will be in two years. A project team, meanwhile, may need a larger office only for a limited period. Businesses therefore value more flexible contract terms and the ability to choose a lease duration that suits their current circumstances.
Flexible and serviced offices address precisely these needs. A company can start with a smaller space and expand later, while enjoying the facilities of a modern office building. Demand for this type of space is also evident in the Czech and Slovak markets. In Prague, flexible office space reached almost 131,000 square metres by the end of 2025, accounting for more than three per cent of modern office stock. Supply in Bratislava has also expanded significantly in recent years. According to available data, it reached 40,000 square metres, almost double the figure recorded in 2020.
“At WOOD Real Estate, we responded to growing demand for this type of leasing with our FlexiSpace concept. It was first introduced at BBC1 in Bratislava and gradually expanded to Aupark Tower and BBC5,” says Jan Mechl, Head of Leasing CEE, WOOD Real Estate.
High occupancy across the individual locations confirms strong business interest in this type of leasing. All FlexiSpace offices at Aupark Tower and The Greenline are currently fully let. At BBC5, the concept was launched just this year. Tenant interest was already strong during the preparation phase, and a large proportion of the space was leased before opening. In Bratislava, FlexiSpace has proved successful both in attracting tenants and in making effective use of smaller vacant spaces within office buildings. Building on this experience, we have also introduced the concept in Czechia.
“We recently expanded FlexiSpace to Prague, where businesses can now use it at The Greenline and Green Point. We built on an established brand that embodies WOOD Real Estate’s motto – Space for the Future. We are now offering that space on more flexible terms in response to market demand. Our aim is to complement the range of services we offer our tenants, rather than become a leader in this segment. We also see potential for a young company to grow within FlexiSpace and subsequently lease a larger, more traditional office space in the same building,” adds Štěpán Šatoplet, Asset Manager, WOOD Real Estate.
FlexiSpace also caters to smaller businesses and teams that do not need extensive office space. At Green Point, individual units therefore start from just 13 m². Shared facilities include meeting rooms and kitchenettes. We also provide tenants with related operational services, including regular cleaning of both the common areas and the offices themselves. They also benefit from the services available within a modern office building and the amenities in the surrounding area.
Shared areas offer another benefit. People from different companies meet over coffee, in the kitchenette or in communal spaces. Alongside saving space, this creates an environment where new professional connections can develop naturally. We also involve FlexiSpace tenants in the life of the wider building. Like other tenants, they are invited to the regular events and gatherings we organise throughout the year.
Serviced offices can take different forms depending on tenants’ needs. In addition to FlexiSpace, WOOD Real Estate also operates ZONE office at BBC5 in Bratislava, offering furnished offices and more extensive coworking facilities.
